RE: Update on the Special Assessment Work Project.

Dear Property Owners,

You will be pleased to know that all required structural column work in the basement has been completed in addition to the replacement of the specified bathroom plumbing stacks that were a critical part of the Special Assessment.

Although there are some owners who have not yet paid their special assessment in full, we do have the funds to begin the critical exterior envelope project at this time.  The project contractor, NBM Construction, has recently confirmed that they have secured the building construction permits that will now allow the exterior envelope work to begin.  Please note that work on the exterior envelope of the building will begin on Wednesday, 9/21/2012 with the erection of scaffolding on the alley side of the building off
Rutledge Avenue
.  A lift will also be on site to assist in measurements at other areas as soon as the scaffolding is erected.  Scaffolding in the alley will remain on site throughout the duration of this phase of work and NBM will secure it to make safe and prevent unauthorized access.

The exterior envelope project will be completed in four phases. The first two phases of the building envelope project begin on with the

side which includes the right wing of the building and the front (middle facade) of the building. These two phases should be completed by the end of the year and include, but are not limited to engineer and architect specified sill replacements, brick re-pointing, window and door replacements and balcony repairs.

The Third phase includes the entire rear of the building and the fourth phase includes the left wing of the building off

We will of course update you all with the schedule for these two phases once lead times are defined and finalized through NBM.

Please notify your tenants of the upcoming work, schedule and associated safety warnings.  Please use extreme caution around construction areas, related equipment and scaffolding.  Work hours will typically be Monday-Friday 8:00am -5:00pm.
